More
than 90% of illegal drug activities are conducted in rental
properties. Your property! Frankly, many tenants do not
care about your property at all. Why not have your lease
include a “once-every-month” or as you wish, professional
evaluation on your behalf? It could save you time and money
in repairs, yard care and remediation costs.
Many
communities now have the power to physically close down a
property after a major drug bust, and it will stay that
way until a new occupancy permit is obtained. You could
lose thousands in missed revenue and pay thousands for
repairs. Some property owners have paid over $50,000 for
structural repairs, electrical or plumbing repairs, and
other costs related to bring the property up to livable
standards – repainting walls, new carpets, etc.
I am
professionally trained and will inspect your rental or
investment property on a scheduled basis. Inspection
includes visual observation of the property, inside and out;
visual check of plumbing, heating and electrical systems to
determine faults or abuse; physical damage to property;
safety concerns such as smoke detectors, hand rails and
other features that could impact your liability and your
investment.
We
will document areas of concern and suggested repairs or
action required.
If you
have concerns or suspicions about your tenants, let us visit
the property and report directly to you.
$75.00 per visit includes a written e-mail report.
Our mandate is to visit the property and observe
and report on conditions that could affect the health,
safety, security and mechanical aspects of the property. If
illegal activities are noticed or suspected, we will notify
you so you can react as needed. We are not property
managers and do not screen tenants or collect rent. Due to
variations in municipal laws, we cannot comment on code
compliance issues.
